A one-of-a-kind lodge in the Scottish Highlands has just gone up for sale. It has been described by sellers as "outstanding".

Fodderty Lodge is a historic former manse located in the charming hamlet of Fodderty, close to Dingwall in Ross-shire. It is on the market through Galbraith for offers over £640,000.

The property was built in 1730 by the Countess of Cromartie, before being used as a shooting lodge in the 1800s, a guest house, and self-catering accommodation from the late 1970s. According to Galbraith, it offers a combination of rich heritage, spacious accommodation, and gorgeous surroundings.

Inside, Fodderty Lodge boasts two luxurious reception rooms, six bedrooms, and even three self-contained annexes named Honeysuckle Cottage, East Wing, and Lodge Barn. The sellers state that these offer income potential, as well as opportunities for multi-generational living.

The lodge is surrounded by lovely gardens with a greenhouse for those keen to grow their own fruit or vegetables. Meanwhile, the property also benefits from an attached garage.

Thomas Jones from Galbraith commented: "Fodderty Lodge is the epitome of Highland charm—steeped in history, set in an idyllic landscape, and offering outstanding versatility for the next owners. It’s rare to find a property that combines period character with such a breadth of modern potential.

"Whether you dream of running a holiday business, restoring a period gem to its full glory, or simply enjoying Highland life surrounded by history and scenery, Fodderty Lodge offers it all."
